Money Saving Tips – Inspections When Buying a Home

buying a homeBuying a home is the biggest purchase most people will ever make and having a home inspection performed by a licensed home inspector can mean the difference in buying a nightmare or buying your dream home. Typically a home inspection does not cover termites, mold, or swimming pools and you will need to order those separately. If mold is uncovered during the inspection, you should order a mold inspection by an inspector that is a Certified Mold Inspector (CMI).

I recently purchased a home and had a home inspection and termite inspection done since termites are common in Phoenix. This was not the first home I placed an offer on and the last property mold was found in the kitchen.  I ordered a mold inspection at a cost of $395 and ended up withdrawing my offer after the test confirmed black mold. I also ordered a mold air test which confirmed that mold spores were in the air. That is scary because if the spores are in the air they can potentially be everywhere and that means a very expensive whole house mold removal and remediation which many insurance companies don't cover.

One piece of advice I would offer to anyone buying a used home is to rent a moisture meter and check areas in the property that are prone to moisture like kitchens, bathrooms, laundries and near water heaters. This is something that is not performed in a typical home inspection and if moisture is detected a mold inspection should be ordered.
